Sancus provided a £1.2m development loan to E. Want Developments Ltd to allow them to develop a high end property in Hale Barns, near Manchester.

E. Want, run by business partners Toby Gladstone and Jason Connors, were introduced to Sancus by their advisor, Chris Jones of Select Business Finance.

The Borrower, an experienced property developer in Ireland had purchased the site in 2017.

Planning was achieved in 2019 to develop 26 residential units, including 12 apartments, 10 premium apartments and 4 terraced houses.

The development is situated in an affluent and sought after suburb of Dublin, 6 miles from the city centre in a prime residential neighbourhood.

The loan shall be repaid from the proceeds of sale of the units, most likely to a PRS (private rented sector) buyer.

The developer, a long standing, repeat borrower with the company has an impeccable track record in terms of servicing and repayment of previous loans with Sancus.

This loan was used to assist with the purchase of a portfolio of 33 properties, the majority being residential units of between 1 and 4 bedrooms.

The properties, though mainly tenanted were in need of some cosmetic updating.

The developer plans to work on the properties over a two year period to ensure the rent continues to be received to service the interest, terminating the leases on circa 5 properties at a time, refurbishing them and then selling on.
