Development Loan

The Borrower was introduced to Sancus by ACDS Consultants, a boutique debt advisory practice based in the West Midlands.

The loan, for the development of 33 apartments in central Birmingham, involved negotiation of an overage agreement as well as a complex build programme due to the site location for the development.

ACDS was founded by Ajeet Karandikar in 2005 and he was joined by Steve Long in 2017. The company provides advice and source debt facilities across a wide range of sectors and are a highly regarded intermediary in the region.

ACDS have been working with Sancus in the UK since 2019, completing a number of loans together during this time.

“Sancus offered a well-structured facility that didn’t change through the completion process, we also discovered how tenacious the team at Sancus can be through to completion. This ensured that we closed a loan in a highly complex situation that other lenders may have not had the stamina to complete. We have complete confidence in recommending Sancus for short/medium term property financing. With Sancus it’s a relationship led approach and that makes a big difference in delivering good outcomes.

It’s important for our clients that we are able to provide them with options that we know are reliable and match them with lenders that will deliver on their promises. When we talk to Sancus we know that we are talking to experienced people who are able to quickly understand our clients’ requirements.

When we recommend funders to clients, Sancus will often be one of our top 3 because of the certainty, creativity and relationship focused approach they bring to transactions.”
