Sancus Secures £200M Credit Facility from Pollen Street to Fuel UK & Ireland Real Estate Growth

Pollen Street Capital Announces £200 Million Senior Secured Credit Facility with Specialist Real Estate Lender Sancus

Sancus Group, a specialist provider of bridging and development finance to SME housebuilders and property professionals, has completed an increase to its senior secured credit facility in partnership with Pollen Street Capital (“Pollen Street”). This £200 million expansion significantly boosts Sancus’ capacity to fund real estate bridge and development loans across the UK and Ireland.

The extension supports the continued growth of Sancus’ real estate lending business and reflects Pollen Street’s strategy of backing high-quality counterparties with lending facilities that have strong asset security and demonstrates Pollen Street’s continued commitment to the European real estate bridging and development sector. The amendment also extends the facility term by an additional three years.

Sancus Group employs a team of highly experienced market professionals offering a range of bridging and development financing solutions to the UK and Irish SME market. The business has established a strong, recurring client base and has lent ~£1.2 billion since 2014. The funding line extension continues Sancus’ strategy of financing the construction of mass market and affordable homes and also broadens its bridging loan offering to include commercial property, expanding its reach beyond residential projects. This reflects Sancus’ ongoing commitment to supporting regional growth, with a particular emphasis on driving investment and opportunity in the North-West of England, where demand for commercial finance continues to rise.

Pollen Street is an alternative asset manager with one of the largest dedicated Private Credit teams operating in Europe. The firm lends to businesses across real estate, SME, government-backed receivables and others with diverse portfolios of assets. Pollen Street’s investment approach focuses on working with expert teams who have deep experience in their sector to support their growth.

James Bevans, Investment Director at Pollen Street, said:
“We are pleased to extend and expand our partnership with Sancus to help provide funding for homes and developments across the UK and Ireland. We have worked with the Sancus team since 2018 and the business has performed strongly over this time – our increased facility will provide additional capacity for the team to continue to grow Sancus’ lending book.”

James Waghorn, Chief Investment Officer of Sancus Lending Group, said:
“We are delighted to extend our successful partnership with Pollen Street. This is a strong indication of the strength of our business and the growth opportunities that lie ahead in terms of supporting the real estate sectors across our active jurisdictions, being the UK, Ireland and Channel Islands. The added capability to help our clients with short term finance on commercial assets illustrates our commitment to identifying areas of growth in these markets and supports our continued growth plans.”
